Commercial janitorial services
Cleaning is the only vendor in the building whose failure every single occupant notices personally, on the same morning, in the same restroom. It is also the contract most often awarded on price per square foot alone.
Facility Service Group provides commercial janitorial across healthcare, manufacturing, education and retail environments, with the scope written to the building rather than to a template.
The scope is where these contracts are won or lost. A medical office building and a distribution warehouse can price identically per square foot and require completely different work — one has infection control and regulated waste, the other has dock dust and forklift traffic.
Scopes of work
What sits under janitorial
- Div 01 · General Requirements
Day Porter Service
A building cleaned only at night is clean at 7am and degraded by 11. Lobbies, restrooms and break rooms take their damage during business hours, in front of exactly the people whose opinion of the building matters.

Contract Porters
Most buildings do not need another vendor. They need a person who is theirs, who knows where the supply closet is, and who is on site on a schedule you can plan around.

Power Washing
On the Gulf Coast, exterior surfaces do not stay clean. Humidity, pollen, algae growth on the north face, dumpster pads, drive lanes and entry concrete all degrade on a predictable cycle, and buildings that let it run look neglected long before they are.

Window Washing
Glass is the one building surface where partial effort is visibly worse than none. Streaked exterior glass on a leasing tour costs more than the cleaning would have.

Post-Construction Cleaning
A build-out is finished when it is clean, not when the trades leave. The gap between substantial completion and a tenant walking in is usually a cleaning problem, and it is usually on the critical path.

Job Site Clean-Up
Debris on an active site is a safety finding waiting to be written and a productivity tax the whole time it sits there. Trades that clean up after themselves are also trades that are not doing the work you hired them for.

What you get
What consolidating this line actually changes
- A written scope tied to your building's actual use, not a square-foot template
- Day porter coverage during business hours where the traffic warrants it
- Supervision and inspection that produces a record, not a promise
- One vendor across janitorial, grounds and maintenance if you want it
Questions we actually get asked
How is commercial janitorial priced?
Most contracts price on square footage, frequency and scope — how many nights a week, what gets touched each visit, and what the building's use demands. Restroom count, floor type and occupancy density move the number more than total square footage does.
Do you provide day porters as well as night crews?
Yes. Night crew and day porter are different jobs. The night crew resets the building; the porter keeps it from degrading between 8am and 5pm in the areas your visitors actually see.
Can you take over from our current janitorial vendor?
Yes. The usual sequence is a walk-through, a written scope against what we find rather than what the last contract said, and a start date aligned to your notice period.
