Building type

Commercial office buildings

In an office building the facility budget and the leasing outcome are the same conversation held by two different people. The lobby a prospect walks through decides more about the renewal than the rent does.

We serve multi-tenant and single-tenant office buildings, office parks, flex and medical office space across the Houston market.

The five trades in an office building are usually five contracts, five COIs and five invoices, held by a property manager running several buildings at once. Consolidating them is the entire argument for this company.

Common areas carry the return. Lobbies, corridors, restrooms and elevator vestibules are what every prospective tenant, every broker tour and every ownership walk actually sees.

What differs here

What office buildings actually requires

  • Common area priority

Lobby, corridor, restroom and elevator vestibule condition treated as a leasing asset, not as an overhead line.

  • Day porter coverage

Business-hours coverage in buildings with visitor traffic, because a building cleaned only at night degrades by 11am.

  • Tenant coordination

Work in occupied suites scheduled through the property manager, with notice handled rather than improvised.

  • Tour and walk readiness

Broker tours, ownership walks and lender inspections prepared for on a known date.

  • Elevator inside the contract

Conveying equipment maintained under the same contract as the rest of the building through Prime Elevator Corp.

Questions we actually get asked

Can you cover several buildings under one contract?

Yes, and that is the usual arrangement for a property manager running a portfolio. One scope, one COI, one invoice, with per-building line items so the accounting still works.

What does a day porter add over a night crew?

The night crew resets the building; the porter keeps it from degrading during the hours your visitors are in it. In a building with public lobby traffic it is usually the highest-return line in the janitorial scope.
