A medical office and a distribution center price the same and are not the same job
Two buildings of identical square footage can need completely different work. Restroom count, floor type, occupancy density, access requirements and compliance obligations all move the scope more than size does.
Healthcare
In a medical building the cleaning contract is an infection control document. A missed terminal clean or a mishandled regulated waste stream is not a housekeeping complaint, it is a survey finding.
Manufacturing & Industrial
A plant does not stop for a vendor. Every hour of access you need is an hour of production someone has to give up, which is why most industrial facility work happens on second shift or not at all.
Schools & Education
A campus has about ten weeks a year when real work can happen and forty weeks when the building is full of children. Everything deferred in June becomes an emergency in October.
Office Buildings
In an office building the facility budget and the leasing outcome are the same conversation held by two different people. The lobby a prospect walks through decides more about the renewal than the rent does.
Retail & Shopping Centers
A shopping center is judged in the parking lot. Faded striping, a dark light pole and a dirty entry cost foot traffic before anyone reaches a door, and the tenants notice it in their numbers before the landlord notices it on a walk.
Multifamily
In multifamily the customer lives on the property and sees it every day. Curb appeal is not marketing, it is the renewal rate, and turn time is the difference between a leased unit and a vacant one.
Warehouse & Distribution
A distribution building is mostly floor, dock and lighting, and all three degrade under traffic that never stops. The failure that hurts is not cosmetic, it is a dock leveler down at 4am with trailers waiting.
Government & Municipal
Client proofPublic buildings are procured, not bought. The contract is won on a compliant response to a written solicitation, and the best vendor with an incomplete package loses to a worse vendor with a complete one.
Aviation & Transit
Client proofTransit and aviation facilities never close and they are judged by the public continuously. Nothing in them can be taken out of service for the convenience of a vendor.
Senior Living
In senior living the building is somebody's home and the residents are present for every hour of every job. A wet floor is a fall risk, and a fall is not a maintenance issue.
