Most commercial construction on an occupied property is not a project, it is an interruption. The building has to keep operating, tenants have to keep working, and the schedule is judged on how little anyone noticed.

We deliver commercial remodeling, tenant improvement, light construction and concrete work, with design-build capability on projects that need it.

Working in occupied buildings is the actual discipline here — dust containment, after-hours sequencing, egress maintenance and coordination with tenants who did not ask for a renovation.

Questions we actually get asked

Do you self-perform or subcontract?

The maintenance trades already inside Facility Service Group — electrical, painting, HVAC — are self-performed. Structural, mechanical and specialty scopes are subcontracted, and the scope of work names which is which before it is signed.

Can you build out a suite in an occupied building?

Yes, and that is most of this work. Containment, after-hours sequencing and egress maintenance are written into the schedule rather than handled on the fly.
