Tenant improvement

A TI schedule is a leasing schedule. Every week of overrun is a week of free rent someone is paying for, and it is usually the landlord.

We perform tenant improvement build-outs in commercial buildings — demolition, framing, finishes, electrical, mechanical coordination, and the punch-list work that decides whether the space delivers on time.

Where FSG already maintains the building, TI work moves faster because the contractor already knows the panel schedule, the roof access and the property manager's phone number.

How long does a typical office tenant improvement take?

Schedule is driven by permit turnaround and long-lead items far more than by construction duration. A straightforward suite refresh can run a few weeks; anything touching mechanical distribution or requiring a permit review should be planned in months.

Do you work under a landlord's building standard?

Yes. Building standards for finishes, hardware, ceiling and lighting are collected before pricing so the scope reflects them rather than discovering them at inspection.
