A worker pressure washing a building facade, clean surface against grimy

Div 01 · General Requirements

Commercial power washing

On the Gulf Coast, exterior surfaces do not stay clean. Humidity, pollen, algae growth on the north face, dumpster pads, drive lanes and entry concrete all degrade on a predictable cycle, and buildings that let it run look neglected long before they are.

We pressure wash building exteriors, walkways, entries, drive lanes, dumpster enclosures, parking structures and dock areas, with the pressure and detergent matched to the substrate.

Substrate matters more than pressure. The same wand that cleans a concrete dock apron will etch an EIFS facade and strip sealant out of a masonry joint. Scope states surface, method and pressure before anyone pulls a trigger.

What is in scope

  • Building exterior and facade washing
  • Sidewalk, entry and plaza concrete
  • Drive lanes, dock aprons and parking structures
  • Dumpster pads and enclosures
  • Gum, grease and stain removal at entries
  • Awning, canopy and signage cleaning
  • Recurring schedules or one-time cleans

When people call us

  • Entry concrete has gone dark and the building reads as tired
  • Algae or mildew growth on the shaded elevation
  • A dumpster pad is generating odor complaints
  • You have a property tour, inspection or an ownership walk coming

Questions we actually get asked

How often should a commercial property be pressure washed?

Entries and high-traffic concrete usually run quarterly on the Gulf Coast; full building exteriors typically run annually or semi-annually depending on elevation, shade and tree cover. Dumpster pads are the exception and want a shorter cycle.

Will pressure washing damage our facade?

It can, on the wrong substrate at the wrong pressure. EIFS, stucco, older masonry and painted surfaces need soft-wash methods and detergent rather than high pressure, and the scope should say which is being used where.
