HVAC preventive maintenance and repair

On the Gulf Coast a rooftop unit runs a cooling load nine months a year. Equipment that would last twenty years in a dry climate does not, and the failures land in the two weeks when a tenant complaint escalates fastest.

Preventive maintenance on commercial HVAC is not a service call on a schedule. It is coil cleaning, belt and bearing inspection, refrigerant charge verification, condensate management, filter changes on a real interval, and a written record of what each unit is doing over time.

The record is the part most buildings do not have. When a unit finally fails, the question is always whether to repair or replace, and without a service history that decision is made on a hunch under time pressure.

How often should commercial HVAC be serviced in Houston?

Two full preventive visits a year is the working minimum for Gulf Coast commercial equipment — one before the cooling season and one after — with filter service on a shorter interval set by the filter type and the building's dust load. Restaurants, labs and manufacturing spaces usually need quarterly.

Do you cover chillers and built-up systems?

We maintain package units, rooftop units and split systems directly. Central plant and chiller work is scoped case by case, and we will say so up front rather than take the contract and figure it out later.

Can preventive maintenance actually reduce reactive calls?

It reduces the specific failure modes it inspects for — clogged condensate, dirty coils, failed belts, low charge. It does not prevent a compressor from failing at the end of its life. Any vendor promising it eliminates emergency calls is selling something.
