Div 01 · General Requirements

Contract facility maintenance technicians

There is a size of building where a full-time maintenance employee is too much and a service call every time is too slow. That gap is where most deferred maintenance accumulates, because nobody is walking the building.

A contract technician is a dedicated person on your site on a set schedule — daily, several days a week, or a standing block — handling the work that is too small to dispatch and too real to ignore.

The scope is HVAC, electrical and mechanical repair, plus the upkeep of the building itself: doors, hardware, fixtures, amenities, common areas, the punch list that never gets short. Payroll, screening, insurance and supervision sit with us.

What is in scope

  • Dedicated onsite technician on a set schedule
  • First-line HVAC, electrical and plumbing repair
  • Door hardware, closers, locks and access hardware
  • Fixture, restroom and amenity upkeep
  • Building walk-throughs with a written punch list
  • Escalation to the trade crews inside the same contract
  • Payroll, screening, insurance and supervision handled by FSG

When people call us

  • Your maintenance employee left and the role has been open for months
  • Small work orders sit for weeks because nothing is worth a truck roll
  • You are running several buildings and none of them justify a full-time person
  • You want the walk-through documented rather than remembered

Questions we actually get asked

Is this the same as hiring a temp?

No. A temp fills a seat. A contract technician sits inside a maintenance contract, which means when the work exceeds one person the trade crews behind them are already under the same scope, the same insurance and the same invoice.

Can we start with part-time coverage?

Yes. Most sites start at two or three days a week and move to daily coverage when the punch list stops growing faster than it gets closed.

Tired of poorly maintained facilities?

That was the best line on the old website and it sat halfway down the homepage under a generic button. Tell us what building you are running and what is not getting done.
