Div 32 · Exterior Improvements

Parking lot maintenance and striping

Faded striping is not cosmetic. Illegible fire lanes, unmarked accessible spaces and worn directional arrows are the exterior items most likely to turn into a citation or a claim, and they degrade so gradually that nobody notices until an inspector does.

We maintain and restripe commercial parking lots and apartment complex lots — pavement and concrete repair, seal coating, sweeping, pressure washing, and fresh line and marking layout for traffic flow.

Accessible parking is the part worth being specific about. Space count, van-accessible provision, access aisle marking and signage are set by requirement rather than by preference, and a lot that was compliant when it was built may not be after a restripe that changed the layout.

What is in scope

  • Line striping and full restripe layout
  • Fire lane marking and curb painting
  • Accessible space marking, access aisles and signage
  • Directional arrows, stop bars and crosswalks
  • Asphalt and concrete repair, patching, crack sealing
  • Seal coating
  • Lot sweeping and pressure washing
  • Wheel stop, bollard and signage replacement

When people call us

  • Striping has faded to where drivers are making their own lanes
  • Fire lane marking is no longer legible
  • An inspection flagged accessible parking
  • Potholes or alligator cracking are spreading across a drive lane

Questions we actually get asked

How often does a commercial parking lot need restriping?

Most commercial lots need restriping every 18 to 36 months on the Gulf Coast, driven by traffic volume, sun exposure and whether the surface was sealed. Fire lanes and accessible markings usually need it sooner because legibility is the requirement.

Can you restripe without closing the whole lot?

Yes. Restriping is normally phased by section or run overnight so the property stays operational. Paint cure time drives the closure window more than the striping does.
